Technical Specifications and Details

STRUCTURE

Reinforced concrete grade 25 N/ sq.m according to the relevant Cyprus standards for concrete and reinforcement all in compliance with the earthquake code.

BRICKWORK

With hollow clay bricks according to Cyprus standards plastered internally and rendered externally all in three coats plus three coats painting.

FLOORS

All living and kitchen areas will be of ceramic - granite tiles of supply price Cy£8.00 per square meter. All bedrooms will be parquet laminated flooring of supply and lay price Cy£11.00 per square meter. Bathroom will be tiled (floors and walls) with ceramic tiles of supply price Cy£7.00 per square meter. Staircases will be of marble finish supply cost Cy£22.00 per step or natural stone. All verandas will be of anti slip tiles supply price Cy£6.00 per square meter. All sills and thresholds are marble finish.

DOORS & WINDOWS

All rxternal doors and windows will be of sliding double glazed couloured alumium sections. All internal doors will be timber melamine finish (oak or equivalent) Entrance doors are fire resistant for one and a half hours.

WARDROBES & KITCHEN UNITS

Timber finishes to all areas shown on drawings. Kitchen worktop will be granite  of supply cost Cy£50.00 per square meter.

SANITARY FITTINGS

All of first quality according to British standards (ideal standard) of total supply cost of Cy£350.00 per bathroom and Cy£100.00 per kitchen, (Sanitary accessories are included).

WATER SUPPLY

All according to British standards with insulated copper hot water pipe work, stainless steel solar panels with 1100 litres capacity PVC water tank.

ELECTRICAL INSTALLATION

All according to EAC regulations 16th edition. It will include 3 sockets in each bedroom, 4 in kitchen and 3 in living room area. TV and telephone points in living room area and all bedrooms.

AIR-CONDITIONING-HEATING

A/C units (for heating and cooling) in all living areas and bedrooms.

INSULATION

All concrete surfaces exposed to earth plus all balconies and roofs will be insulated using 5mm thick water proofing membrane.

PARKING

Car park area or covered parking space as shown on drawings.

SWIMMING POOL AREA

10m x 5m communal swimming pool with paved areas. Lighting inside and outside pools.

EXTERNALS

External dustbin area will be provided 1.2 m high solid perimeter wall. All external areas will be paved using increate paving.

ADDITIONAL NOTES

1) Landscaping at all non paved areas including irrigation system.

2) All floors are finished with skirting of similar type.

3) All ironmongery (clients choice) of total supply cost Cy£75.00 per one bedroom flat & Cy£100.00 per two bedroom flat.
